PROJECT OVERVIEW


As part of a large refurbishment project, Goody Demolition Ltd. were contracted to work in conjunction with principal contractor, Kier Construction Southern, to deliver a phased enabling package at La Fontaine Academy in Bromley. This comprised removal of a number of unsympathetic additions, in order to restore the original architectural splendour of the building and its pre-eminence in its surroundings.

DELIVERING THE PROJECT

Working alongside Kier, we were responsible for the asbestos removal, soft strip, design and installation of a complex temporary works package, ‘cut and carve’ segregation works, removal of ground bearing slabs and associated hard landscaping as well as the removal of foundations and subterranean obstructions to a depth of 3m below existing ground level.


Challenges overcome


With the site being located within a predominantly residential area, and coupled with the requirement for a number of critical elements to be executed during term time within a live school environment, this project presented a number of significant challenges including the following:

Temporary Works

As certain elements of the building adjacent to our works were to be retained, we were required to design, install and maintain a series of complex temporary works packages, to ensure the integrity of the adjacent structures.

Working in a live school environment

Our works were undertaken during term-time, as such the academy remained fully-operational throughout. Therefore, we ensured that the pupils, staff and visitors to the school were protected at all times from potential debris, and were exposed as little as possible to noise, vibration or particulate matter. We initially conducted background analysis to establish baseline noise, dust and vibration levels, prior to installing monitoring stations along the site perimeter.

To minimise dust, we implemented robust dust suppression methods including use of ‘dust busters’ and ‘moto fog’ systems. Non-percussive hydraulic demolition techniques were used wherever practical to reduce noise and vibration. We also further reduced noise using our innovative tool noise dampening system. We also published and distributed regular bulletins for both the school faculty and local residents, which included both progress updates and notifications of planned noisy works.

Project outcome

Working collaboratively with Kier Construction throughout the project, we maintained good relations with the school and its staff and pupils. All efforts were made to minimise the impact our works had on the Academy, which was especially important as our involvement occurred during term time. The building remained fully operational throughout the contract duration, and we mitigated noise, dust and vibration through effective environmental management procedures and the use of modern plant and vehicles. This project was delivered to program, within budget, without incident and with only minimal adverse comment from the school faculty and local residents.
