Camden Council has recently identified a number of sites throughout the Borough which they will be redeveloping to provide temporary accommodation and hostels. The Chester Road site was itself formerly a hostel, though it had fallen into disrepair over the years, suffering from dilapidation and intermittent trespass. The condition of the building meant that renovation was not cost-effective, and therefore the decision was made to redevelop the site and optimise the use of the space.
The proposals will provide 50 new temporary homes for families, with ancillary areas, staff rooms and offices. The project also includes enhancements to the public footpath and a new public courtyard for the local residents.
Following a highly-competitive tendering process, GDL were appointed preferred bidder and subsequently Principal Contractor for the demolition of the existing hostel. Our scope of works included satisfying the discharge of planning conditions prior to commencement, service disconnections / terminations/diversions, additional asbestos surveying and subsequent removal of all identified ACMs, tree protection works, internal strip out of buildings, structural demolition of buildings and breaking out of slabs and foundations, handing the site back flat and secure and ready for the Construction phase of works.
Unfortunately, the project was not initially the most popular; with concerns over the site being left unoccupied for a long period following the demolition. GDL were therefore tasked with engaging the local community and assuaging their fears. We undertook multiple letter drops with project updates, put up flyers and posters around the area and hosted Community meetings via teams.
The area has been subject to ongoing regeneration and redevelopment works for a number of years, with multiple construction sites in close proximity to our project. We engaged with the other contractors to determine plans to minimise traffic impact and provide continuous updates to the community. Our site was also used by other contractors for parking once demolition was complete.
Permission for the works was granted under detailed stipulations, with requirements for multiple conditions to be met prior to works commencing. As part of our contract, GDL were responsible for producing documentation, submitting and ensuring discharge of numerous planning conditions, including Demolition Methodology, Construction Phase Plan and Environmental Management Plans.
