Waltham Forest Council have partnered with Countryside Properties to deliver 448 homes for the development to be known as Feature 17 in E17, London. The extensive residential development will comprise a mixture of social rent, shared ownership and private properties, as well as associated infrastructure for the new residents. Extensive community liaison and consultation was undertaken during the planning phases of the project, including letter drops, leaflet campaigns and engagement webinars as well as drop-in sessions where neighbours could discuss concern with the Council and the developers.
Marlowe Road Estate was identified as the highest priority for regeneration in the Council’s Estates Review in 2010. The regeneration masterplan, designed by Stitch Architects, puts a focus on attractive, tree-lined streets with landscaped open spaces and pedestrian friendly connections, all helping create a sage and attractive environment that links well with the surrounding area.
Countryside selected Goody Demolition as their preferred, partnering demolition Subcontractor due to our extensive collaborative works in the surrounding area and history of delivering projects on their behalf within budget and on programme.
GDL were employed by Countryside to coordinate and deliver the demolition and enabling phases of the project at Marlowe Road. Our Scope of Works included establishment of a safe site including segregation of phasing zones, asbestos removal, soft strip, structural demolition, breaking out of slabs and foundations, and installation of piling mats, all under an archaeological watching brief.
GDL were working to the requirements of the Considerate Constructors Scheme, which our client had registered the site with, and we aided Countryside with the delivery of Social Value and Community Enrichment initiatives obliged for the wider project.
As part of our Contract, we were to assist Countryside with the discharge and satisfaction of relevant planning conditions, including production of a demolition environmental management plan, and were required to produce construction logistics drawings and swept path analyses to satisfy the requirements.
The Marlowe Road site is surrounded on two sides by existing residential properties, and by the earlier stages of the new construction development on the remaining two sides. By close liaison with Countryside, the local authority and the neighbours to the works, we maintained progressive and consistent works across the project, reducing complaints by minimising disruption. We mitigated impact of noise, dust and vibration using appropriate, modern techniques, and maintained monitoring stations throughout the works.
Being located within a busy London Borough, the works site was accessed via traversal through a number of existing housing estates and along smaller residential roads. Careful route planning and vehicle selection was required to negotiate the access. The main road to the construction site was accessed via a fairly main highway (Shernhall Street). All deliveries to site were coordinated carefully to avoid busy periods and not interfere with traffic from the adjacent Construction site, and not impact peak times within the area.
